  • Q: Am I required to make my property available to Section 8?

    A: No. You can freely decide whether you want to accept tenants who have Section 8 vouchers.
  • Q: Are you licensed?

    A: Yes. The firm (Abodia) has a Licensed Broker In Charge, the highest Broker designation in NC, he is also a Realtor™.
  • Q: HOW CAN I REACH YOU?

    A: As an Owner client you will be able to access us in multiple ways, phone, email and your own Owner Portal.
  • Q: HOW DO YOU MARKET THE PROPERTY?

    A: When we post a listing through our software, it automatically posts to dozens of major rental property sites such as Zillow, Trulia, Hotpads, Zumper, etc. This gets your property out there and seen by as many prospective tenants as possible. It is also listed on the TMLS so all that area real estate brokers have access. Additionally, where allowed, we put a “For Rent” sign in the yard.
  • Q: Can you put the money directly into my account?

    A: Yes, we prefer to send the Owner Draw directly to a checking account electronically.
  • Q: Do I get to see the lease or sign it?

    A: You will get a copy of all leases, but you do not need to sign them. The property manager acts as your agent and signs it on your behalf.
  • Q: Do you sell real estate too?

    A: As a licensed Real Estate Broker, we can sell properties. We also have an account with the Triangle Multiple Listing Service and can post properties for sale.
  • Q: How and when do I get my checks?

    A: We pay owners after the 15th of the month. Typically, we transfer monies to you electronically through a checking account that you link through the owner’s portal.
  • Q: How is rent collection handled?

    A: Rents are due on the 1st of the month and are to be paid by the 5th of the month. If rent is not paid on time, the tenant is contacted by phone/text/email until reached to find out what the issue is. A demand letter/e-mail is also sent. After the 10th, if still unpaid, we will file for Summary Ejectment (Eviction).
  • Q: How long of a lease do you sign?

    A: We try to make all leases 12 months. While longer term leases sound attractive, we have found them to be limiting toward property owners in case tenants are not ideal occupants. Additionally, a tenant seeking to exit a lease may stay through the end of the lease if it’s only a matter of a few months. Ideally, tenants will stay for multiple years, and we are happy to extend or re-sign leases with them for additional terms. There is no charge to the owner for lease extension or re-signing.
  • Q: How much security deposit do you charge the tenant?

    A: We always require at least the equivalent of one month's rent. In some cases, we may ask for up to two months’ rent, which is the maximum allowed by law in North Carolina.
  • Q: What are your eviction proceedings?

    A: Should rent not be paid by the 5th, tenants are called/texted/e-mailed, then notified in writing. If necessary, we file for Summary Ejectment (Eviction) at the Wake County Courthouse in Raleigh.

    However, as much as possible, we endeavor to facilitate rent collection.
  • Q: How soon can you start managing my property?

    A: Once the Management Agreement is signed, we will begin managing the property. Elements managed may vary depending on the status and condition of the property. If the property is occupied, we alert any existing tenants of the change in management. If unoccupied, we immediately begin advertising any vacant units for rent and begin any maintenance or project upgrades that were agreed upon with owner.
  • Q: How do you handle maintenance requests?

    A: Tenants may contact us through our website, by e-mail, or by phone with maintenance issues. If it is an emergency, we immediately dispatch the necessary people to repair it or triage the situation until it can be permanently repaired. If the issue was caused by the tenant, we explain that they will be required to pay the costs.
  • Q: Do you markup vendor invoices?

    A: No. Owners pay the amount that was charged. If a plumber service call was $150, that is what the owner pays. Please note that we do account for all charges and pay the vendor bills directly.
  • Q: What type of properties do you manage?

    A: We currently manage all types of residential properties: single-family, condominiums, townhomes, and multi-family.
  • Q: What type of reports do I get and how often?

    A: Owners have access to all their financial information via the Owners Portal, which they can access through our website 24/7. We also send monthly statements and generate year-end reports for you to use for tax preparation. Should there be a specific type of report you would like to see, it is likely an option with our software and can be generated and sent to you. Just let us know what you need.
  • Q: As an owner are there any things I need to do on a regular basis?

    A: If you have a loan on the property, such as a mortgage, it is your responsibility to pay those installments. Likewise, if the property is subject to HOA dues, we expect the owner to pay those. Any taxes that may be due on the property are also the owner’s responsibility. These are all charges which can lead to foreclosure if unpaid.
  • Q: Who holds the tenant security deposit?

    A: We hold the security deposits. They are kept in a separate escrow bank account and accounted for in our management software. The bank account is non-interest bearing.
